The local problem
Hard water is why your water heater died early
The City of Prescott reports its water at 4.3 to 7.6 grains per gallon; Prescott Valley reports about 7.2, and 9.6 on its Mingus West system. The USGS calls anything over 7 hard.
Every gallon heated drops some of that hardness out of solution as scale. In a tank it settles to the bottom and forms an insulating layer between the burner or element and the water — the unit runs longer to reach temperature, costs more to run, and the tank wall works harder. In a tankless unit it coats the heat exchanger and chokes the flow.
A water heater that should last twelve years can be finished in six on untreated local water. That is the actual argument for treating hardness, and it is an arithmetic one.

Replacement and new installation. The City of Prescott requires a permit for water heater replacement, and permitted work is excluded from the handyman exemption at any price.
Anything involving the gas connection. A.R.S. § 32-1121(D)(2) removes all natural gas and propane work from the exemption regardless of cost. On a gas water heater that rules out the replacement entirely.

How long should a water heater last in Prescott?
Eight to twelve years with maintenance; often six or less without it, because of the hardness.
Annual flushing and an anode rod check at year five are the two things that make the difference. At the hardness the local utilities report, scale accumulates slowly but steadily; the anode rod usually fails before the scale does.
Can you replace my water heater?
No — replacement requires a permit in the City of Prescott and permitted work is outside the exemption.
We can service, repair, flush, replace the anode rod and descale a tankless unit. For a replacement you need a licensed contractor, and we will say so rather than taking the job.
What does tankless descaling cost?
From $250, flat.
On local water a tankless unit wants descaling roughly annually. The symptoms of a unit that needs it are reduced flow, temperature that swings during a shower, and error codes about flow or overheating.
My water smells like rotten eggs only when it's hot. Why?
That is usually a reaction between the anode rod and sulfate-reducing bacteria in the tank.
It is a tank problem, not a supply problem — which is good news, because it is often fixed by replacing the anode rod with a different alloy. If the smell is on the cold side too, the source is the water itself and needs testing.
Not a licensed contractor
Work is performed under the Arizona handyman exemption, A.R.S. § 32-1121(A)(14): any single project is limited to less than $1,000 including labor and materials, and excludes work requiring a building permit and all natural gas and propane work.
